Almost double the sales from Sept!
Back up from 12 sales last month to 23 for private single-family Lake Winnipesaukee waterfronts. Average sales price went way up but list to sale price ratio went down. Less came on the market (10) versus (18) and more days on market last month to 115 days versus 60 days. We do usually see a relationship between DOM and list to sale price because those with higher days on market tend to show a bigger gap in asking price versus the sold price.
The most expensive sale last month has the biggest List to Sale gap, that came to the tune of $1,295,000. 72 Parker Island Rd in Wolfeboro sold for that much less than their $4,495,000 asking price after being on the market on and off since May of 2017 for a total of 681 days. What price point gets you on the big Lake?
Depending on location this question has a range of answers. As Realtors we frequently get calls from buyers looking to have private waterfront on the lake but they want to spend up to $300k. When we share the news that this is usually not possible, even for island properties many don't understand but it is the reality of the market today.
One property sold last month for $335k that is considered private Lake Winnipesaukee waterfront. This was 10 Blackbird Land in Moultonborough actually located in the association of Balmoral off Route 109 on Shannon Brook. It did come with a dock on the brook that goes provide boat access out to the lake. The demand to get on the lake at a lower price point is there, this one went under contract in just 5 days for $5k over asking.
The next three lowest priced home that sold last month were all island properties in the low 400k's. We usually see a starting point on the lake for a direct, private (non-island) property around $600k these days. A great example of this was 18 Deerhaven Rd in Moultonborough that sold for $610,000. This was a 2 bed, 1 bath 748 sq. ft. cottage on .37 acres. This is a seasonal home with water that pulls from the lake, original septic in place with an approved 2 bedroom design in hand.
