November 2022 Lake Winnipesaukee Report

Per the MLS- there are 27 single-family, residential homes with exclusively owned waterfront available on the market. FIVE of these are island-boat access-only properties and ONE is a to-be-built home. 16 homes selling last month and only 13 coming on is another dip in the inventory level. of 13 homes coming on there are currently as of this publication 16 under contract, 5 of which came on in October- so we really were -3 inventory plus another 5 since October so -8 added to the Lake Winni supply. 

There is still a lot of cash buyer out there, it is common that we are still seeing this for the vacation home market in the Lakes Region. We still are seeing some multi-offer situations as well. Days on market may be increasing slightly (as long as priced right) but still going for ask or move after 20+ days on market.

This property has been on and off the market for years- dating before covid. It is zoned commercial and residential. The purchaser is a developer who has been building detached condo developments with water access around the lake- projects you may recognize have been on Lakeshore Drive in Moultonborough and Paugus Bay in Laconia.
