8 homes sold but we had 21 new listings hit the market giving us some much-needed inventory. Of the 21 that were listed last month, 1 has already closed- 18 Minister Point Rd in Moultonborough. This was our team's listing that sold with multiple offers before even hitting the MLS, selling for $500k over asking. This purchase was for a tear-down and the new buyers plan to build with Cargill Construction. 9 of the 21 are under contract already leaving 10 still active on the market that were listed in April bringing the total available waterfronts on the lake to 21 total- 8 being island properties. 

So is this a shift? Not from what we can see. 6 that was listed last month were island properties. We see this influx in island properties each year now that they are more easily accessible this time of year. The buyer demand has not slowed so other properties are likely overpricing which still is possible in this market. 

six of the eight that closed in April sold for above asking. The other two were both the lowest priced and had been on the market for 57 days and 204 days. 21 Parsons Point (sold below asking) was landlocked and only accessible by boat- so consider it an island home.  19 Christmas Tree Lane is an example of market appreciation and buyer demand changes. Originally listed in January 2020 for $2,695,000. New price in July 2020 to $2,595,000 when they changed brokerages and still expired in June 2021 after raising the price to $3.1M and still not selling. Those that toured this home saw it as a major renovation- likely a teardown within Bald Peak Colony Club. They then listed in February for $3.9M and just closed for $3.96M. Almost a million more than they were asking pre-covid.
