    May 2021 Lake Winnipesaukee Report

    2021 vs. 2020

    The average sold price in 2020 for the month of April for single family exclusively owned Winnipesaukee properties was $1,531,142. Last month for 2021 it was $2,376,444. Last years average days on market was 80, median 23. Last month they were avg. 44 and median 5. Last month Moultonborough having 5 of the 9 closings on the Big Lake. 

    14 Driftwood in Moultonborough closed last month for $80k over asking, going on the market late on a Saturday night and booking over 20 showings for the next day in just 2 hours. Of last months closings the highest 3 priced properties are the only ones that sold below asking price.  

    270 Gov. Wentworth Hwy in Tuftonboro, closed below asking price but it still was a bidding war after 51 days on the market! 

    Interestingly enough, only 7 properties closed last year in this category yet more than double the volume closed for 2021 than 2020. 

     

     

     

    Only 14

    properties are currently for sale on the lake with private waterfront, 3 of which are priced over $10M. 18 properties are under contract or pending. Many of which had been on the market before, didn't sell then and now they increased prices and are still not selling. 

    While we are seeing properties that closed even just a few months ago sell again now with little to no improvements at much higher numbers. It seems the buyers can't justify a few of these big price hikes. 

    100 Wyman Trail in Moultonborough    being one of them. This property sold in Dec 2019 for $2,625,000, with no improvements they are not asking $4,200,000. 

    85 Old Hubbard Rd in Meredith closed in Oct 2020 for $1,265,000 ($15k over ask) and with few improvements and a permit for a 6000 sq. ft. new construction home, they are sitting on the market at $1,895,000.

Her favorite summer pastime is immersing herself in the water and indulging in water sports. Brie's passion for wake surfing is well-known, and she often extends invitations to others to join her on her boat, where she imparts her expertise and shares the joy of cruising Lake Winnipesaukee. As the captain of her vessel, she now cherishes the experience of passing on this love for the water to her daughter, Summer Stephens, all while their loyal golden retriever, Braun, enjoys the wind's embrace from the bow. In Moultonborough, Brie is deeply engaged within her community. She dedicates herself to showcasing local businesses and highlights her husband's company, Stephens Landscaping, and its remarkable projects throughout the lakes and mountains. As a member of the NH & Lakes Region Home Builders Association, she holds the role of Vice President of Affiliates on the Executive Board and has co-chaired their annual Parade of Homes event for seven consecutive years. Brie has also served as a public official on the Town of Moultonborough's Planning Board for three years and sits as a board member for the Lakes Region Chamber of Commerce. Notably, Brie's Client Choice Charity Program reflects her commitment to giving back. She pledges a portion of every real estate commission to a charity of her clients' choice, demonstrating her dedication to enriching the Lakes and Mountains of Central New Hampshire, both personally and philanthropically.
