    February was a quiet month for privately owned waterfront property sales on Lake Winnipesaukee, with just two closings recorded.

    Top Sale: 11 Quimby Road, Meredith NH

    The highest sale of the month was our Lake Life Realty listing at 11 Quimby Road in Meredith, closing at $2,125,000. This incredible waterfront compound offered grandfathered features rarely found on the lake today—most notably a docking system supporting 5+ boat slips, along with multiple cottages on the property that had been in the same family for generations.

    Second Sale: Alton NH Waterfront Home

    The second sale took place in Alton, NH, where a waterfront property that had also been in the same family for over 70 years closed after 40 days on the market. This property was positioned as a renovation opportunity, and it ultimately closed for $255,000 below the original asking price.

    Lake Winnipesaukee Market Trends

    Both sales highlight a wider range in list-to-sale price ratios, as these homes spent 40 days and 125 days on the market, respectively.     As of today, March 24, 2025, there are 29 privately owned Lake Winnipesaukee properties either active or under contract. The lowest priced property currently on the market is listed at $922,000. This home has been a rental for the past few years and is located in Rand Cove, a no-wake zone. Accessing the main lake from this cove requires passing under Route 11, where the bridge height clearance is 8 feet, which is important for boaters to consider.

She dedicates herself to showcasing local businesses and highlights her husband's company, Stephens Landscaping, and its remarkable projects throughout the lakes and mountains. As a member of the NH & Lakes Region Home Builders Association, she holds the role of Vice President of Affiliates on the Executive Board and has co-chaired their annual Parade of Homes event for seven consecutive years. Brie has also served as a public official on the Town of Moultonborough's Planning Board for three years and sits as a board member for the Lakes Region Chamber of Commerce.
