Alton
Inventory continues to remain low, you'll see both sold and new listings totals are lower this year compared to last. With that being said, the median sales price did increase over $162k and the list to sale price ratio is over 100% meaning properties continue to sell for over asking price.
Center Harbor
Center Harbor saw a quiet month in February with zero sold listings and only one new listings to come on the market. In February of last year, there were zero sold and new listings, Center Harbor is seeing a typical winter sales record.
Gilford
In Gilford, a total of 7 listings closed and 6 came on the market. One of the properties to close was our listing at 26 Checkerberry Lane where we had the luxury of representing both the seller and buyers. This home had sweeping Lake Winnipesaukee views from Alton Bay to the Weirs and sold for $1,143,000!
Laconia
Laconia had the most sold listings in February for all the towns in this report that surround Lake Winnipesaukee. A total of 11 properties closed, including our listing at 15 Violette Circle that sold for $895,000 at full asking price! These 11 sales brought the list to sale price ratio to over 100% ending the month with 102.13% and an average of 29 days on market.
Tied with Moultonborough, a total of 12 new properties came on the market.
Meredith
Meredith saw the highest list to sale price ratio ending the month with over 110%! Of the 5 properties to close, we had the luxury of representing the buyers purchase a waterfront property at 101 Collins Brook Rd for $2,216,500. This was a total of $221,500 over the asking price.
Moultonborough
Both Moultonborough and Meredith tied with the most sold listings in February ending the month with a total of 12. Those 12 brought the average list to sale price ratio to 104.31% and the YTD sales volume to over $12M.
We represented the seller of 42 Lake Shore Dr Unit B3 which closed for $210,000 and the buyers of 29 Blackadar Ln that closed for $877,000.
Tuftonboro
Just 1 property closed in February in Tuftonboro and 2 came on the market.

7 new properties came on the market in Wolfeboro last month while just 5 closed. Comparing February of 2021 to 2022, there was an increase in new listings by 3 and a decrease in sold listings by just 2. The volume sold was roughly the same but the median sales price did increase from $455k to $567+k.
