From Last Month!
Lake Winnipesaukee, single-family owned waterfront saw a spike in closed listings from 4 to 8 transactions in just a months time. Many new listings came on, days on market went down 33.73% from April 2018 and list to sale price ratio stayed generally stable, but went up a little from last month.
Two sales are driving the DOM down, one was listed on Zillow as coming soon and received a buyer before hitting MLS, the other was an expired listing that went under contract before re-listing on MLS. Those two properties were 14 & 20 Gateway in Wolfeboro, at full price offer of $2,150,000. The second was 78 Spruce Road in Wolfeboro which closed for $3,140,000 and they were asking $3,975,000, so a big price to sale ratio of 79%.
Going back to April 2018, 8 waterfront homes also sold in April.

The property that was on the market the longest was 14 Blacks Landing Road in Moultonborough. This was on for 429 days before it went under contract! They originally listed the home at $1,020,000 then raised the price to 1,100,000 and ended up asking $999k and closing at $922k with a conventional loan.
