    Private Sales

    Private sales are not included in these statistics, but we sometimes learn about them through word of mouth, brokerage information, or by discovering them in the registry of deeds. We delve into public records, including transfer tax payments and tax cards, to piece together as much information as possible. While we may not always have the full picture, we wanted to share some insights we do have on recent sales.

    In March, renowned builder Scott Fuller purchased the property next to his home at 100 West Point Road on Lake Winnipesaukee. This 2.4-acre lot, with 100 feet of frontage (with approximately 2 acres of the 2.4 acres being across the street), was privately sold for $2.5 million. It's likely he plans a tear-down and new build, consistent with his work around the lake.

    Another notable sale involved the historic Kona Mansion property, which includes a boathouse. The new owners, rumored to be tidying up the boathouse and installing a new roof, purchased the property for $2.5 million on May 30. This sale, recorded under an LLC, includes the mansion and two waterfront lots, though these lots have ROW/Easements granted to nearby properties for beach and dock rights by the previous owner. The new owner intends to maintain the property and use it as an event venue.

    List to Sale Price & DOM

    Market dynamics are evolving, leading to diverse outcomes in property sales. Last month, the highest sale closed at $300,000 below the asking price, while the second-highest sale fetched $100,000 over. These properties are no longer selling within a weekend but rather taking 2 weeks or more to go under contract. If a property is priced correctly and doesn't have unusual attributes like a Right-Of-Way or a less desirable waterfront location, it can typically expect to be on the market for 14 to 45 days. Notably, higher-priced properties exhibit a greater variance between the asking and closing prices more and more each month.

In Moultonborough, Brie is deeply engaged within her community. She dedicates herself to showcasing local businesses and highlights her husband's company, Stephens Landscaping, and its remarkable projects throughout the lakes and mountains. As a member of the NH & Lakes Region Home Builders Association, she holds the role of Vice President of Affiliates on the Executive Board and has co-chaired their annual Parade of Homes event for seven consecutive years. Brie has also served as a public official on the Town of Moultonborough's Planning Board for three years and sits as a board member for the Lakes Region Chamber of Commerce. Notably, Brie's Client Choice Charity Program reflects her commitment to giving back. She pledges a portion of every real estate commission to a charity of her clients' choice, demonstrating her dedication to enriching the Lakes and Mountains of Central New Hampshire, both personally and philanthropically.
