    June 2020 Lake Winnipesaukee Report

    Inventory is slowly growing

    yet still we are far behind for things to see a a shift yet in terms of a sellers market to a buyers market. Days on market went up slightly from April to May, 88 to 103. 22 Lakeview Landing In Center Harbor closed last month with the highest days on market, MLS had it at 474 although it has been on and off the market since 2016. This property was used as a rental home often for many weddings and their guests. It sold for $3,200,000 when they were asking $3,395,000. 

     

    Unique is that only two sold in Moultonborough our of the fifteen on the lake. Usually Moultonborough is the or one of the towns with the most units closed given it has the largest shoreline on Winnipesaukee. We do have a demand for Moultonborough because of the lower property taxes (7.44%). Many of the homes that have been on and off the market over the past few years we are seeing sell now as there is little for the buyers to chose from. Many of the homes being bought are looking to make renovations right now as well. 

     

    Meredith

    saw the most sales last month with 5 of the fifteen closing there. Two of those had only FOUR days on the market before they went under agreement, one being an Island home on Bear. 

    The three most expensive properties each sold for cash last month. The total closed with cash was EIGHT and those with loans were SEVEN.
