    Lake Winnipesaukee Report

    20 new listings hit the market

    in the month of June. 4 more than last month and two more than the amount we say in June 2021. Last year the list to sales price ratio was still 93.15%- scooping up the ones that had been sitting for a while. Now not much has been sitting and the average sold price is over asking. The average sales price is up from $1,821,500 in June 2021 to over 1M more for June 2022. 

    Of the 20 new listings- 11 remain available, the rest are under contract or already closed. The one we think is the best deal currently is located at 121 Pinnacle Park Rd in Meredith. Comparing this house and its location to Dale Rd that sold for just shy of $4M last month. This seems like a great opportunity! The home is perched up off the water for amazing views, yet has great landscaping for easy access to the water, with a big perched beach and little walk-in sandy area! Sunsets here are AMAZING!

    The Sold: 

    3 of the 11 that sold were island properties that are only accessible by boat. A fourth island property sold but is accessible by car over a bridge. This was on Black Cat Island. This property received multiple offers, and sold for over asking including a paid-for Disney vacation to the offer! For the month of June, this was the highest over-asking deal. This sold for $480,000 over asking. 46 Dinsmoor Point in Gilford had recently sold in the Fall of 2019 for $1,750,000. With what looks like no changes made to the property since- it was listed again and just sold for $2,650,000. This gives you a great look into the covid appreciation we have seen in values. 

    Another quick turnaround was 36 Dale  Road in Meredith. This sold in February 2022 for $3.5M (the asking price was $2,850,000). It was then relisted in May 2022 for $3,995,000 and was under contract in less than 24 hrs for full price! 

    The largest sale is now 2022's record leader- closing at $8.1M - 244 Krainewood Drive in Moultonborough. This had 4 offers in total, closing $200k over asking. Therefore you know 3 buyers in this price point lost out and are still looking! Reach out to us if you are interested in selling. We are seeing many $5M+ buyers actively looking in the market!
