    YOY December:

    While winter traditionally slows activity, the Lake Winnipesaukee waterfront market showed notable strength and efficiency heading into the end of 2025.

    Inventory tightened, with only 1 new waterfront listing in December 2025 compared to 2 the prior year, reinforcing the ongoing supply constraints on the lake. Despite fewer new opportunities, buyer demand remained steady, with 5 waterfront sales in December 2025, up from 3 sales in December 2024.

    Homes also sold closer to asking price, with the list-to-sell ratio improving to 95.84%, compared to 92.66% the year prior—an indicator of confident, well-positioned buyers and more precise pricing.

    Perhaps most telling is market efficiency:

    Average days on market dropped dramatically to 44 days, compared to 179 days in December 2024, representing a 75% improvement year over year. This signals that well-priced waterfront properties are still moving decisively—even in the off-season. While the average sale price adjusted downward year over year, this reflects a shift in the mix of properties sold, not a softening of the waterfront market itself. Bottom line: Limited inventory, improved efficiency, and steady demand continue to define the privately owned Lake Winnipesaukee waterfront market as we head into 2026.

    What will 2026 bring? and YOY 2024 vs 2025

    We continue to see a steady stream of second-home and vacation-home buyers coming into the Lakes Region from Massachusetts, New York, New Jersey, Connecticut, Rhode Island, southern New Hampshire, Florida, and even further west. Alongside that, there’s also consistent interest from investors looking for strong rental properties and short-term rental opportunities.

    Waterfront values have held up well throughout 2025. On Lake Winnipesaukee, the median sales price reached approximately $2.75 million, with around 85 waterfront sales—an increase over the previous year. The smaller lakes have performed well, too. That said, we are starting to see more noticeable price reductions on certain properties where pricing has pushed too high and days on market have stretched out. Even so, overall inventory remains limited, which has continued to support historically strong price points.

    Looking ahead to 2026, the fundamentals of the Lake Winnipesaukee waterfront market remain solid. Buyer demand for lakefront living continues to outpace supply, and well-priced properties that truly capture the lake lifestyle are still holding their value on New Hampshire’s largest lake.

    Full-Year Market Comparison: 2025 vs. 2024

    The privately owned Lake Winnipesaukee waterfront market showed notable growth and strength in 2025, both in activity and overall value, despite a higher-priced and more complex inventory mix.

    Sales Activity Increased

    In 2025, the lake saw 97 waterfront sales, up from 89 sales in 2024, reflecting strong and sustained buyer demand. Even with limited inventory and higher price points, more waterfront properties successfully changed hands year over year.

    Pricing Trended Upward

    • Median sold price increased from $1,900,000 in 2024 to $2,350,000 in 2025
    • Average sold price rose from $2,435,797 to $2,727,487
    • Total sold volume climbed to approximately $264.6M in 2025, up from $216.8M in 2024

    This indicates that buyers were not only active—but willing to commit at higher price levels for the right waterfront properties.

    Days on Market Reflect Market Balance

    While the average days on market increased from 40 days in 2024 to 54 days in 2025, the median days on market remained relatively efficient (16 days in 2024 vs. 26 days in 2025). This suggests that well-priced, desirable homes continued to move quickly, while more unique or higher-priced offerings naturally required longer exposure.

    What This Means

    2025 was defined by:

    • Higher transaction volume
    • Stronger pricing
    • Greater total market value
    • A market that rewarded strategic pricing and thoughtful marketing

    Despite longer timelines for some properties, the Lake Winnipesaukee waterfront market remained healthy, competitive, and resilient—setting a strong foundation heading into 2026.

As a member of the NH & Lakes Region Home Builders Association, she holds the role of Vice President of Affiliates on the Executive Board and has co-chaired their annual Parade of Homes event for seven consecutive years. Brie has also served as a public official on the Town of Moultonborough's Planning Board for three years and sits as a board member for the Lakes Region Chamber of Commerce.
