    Market shifts

    TThe low inventory continues to sustain a seller’s market, but pricing trends tell a different story. In January, there were seven closingsfor single-family, exclusively owned waterfront properties on Lake Winnipesaukee—and all sold for asking price or below.

    📉 Pricing Trends:

        •    Only one property sold at asking price, while the rest closed below list price.

        •    The average list-to-sale price ratio came in at 93.8%.

        •    A clear pattern emerged: the higher the price tag, the larger the gap between list price and final sale price.

    Buyer Behavior & Market Dynamics

    Despite some properties receiving multiple offers, final sale prices still fell below asking. The biggest determining factor? Location.

        •    Even newer homes with premium features aren’t immune to buyer scrutiny.

        •    If a property has location drawbacks, buyers are factoring that into their offers.

    Take 48 Kims Alley in Moultonborough as an example—this stunning home featured a level lot, sandy beach, and modern finishes. It received multiple offers in a best-and-final scenario. But its proximity to Braun Bay, a well-known boating hotspot, was a dealbreaker for many buyers, ultimately affecting the final price.

    Lessons from Longer Days on Market

    The case of 89 Eagle Shore Rd highlights another trend—when a property lingers on the market, strategic enhancements can be a more effective approach than repeated price reductions.

        •    After 472 days on the market, the sellers painted the home and fully staged it this fall to increase appeal.

        •    This approach can often cost less than multiple price drops while making the property more attractive to buyers.

    While low inventory is keeping the market competitive, pricing strategy and location sensitivity are shaping how buyers approach offers. Sellers should be prepared for longer market times, potential price adjustments, and the need to make their properties as appealing as possible in order to secure the best deal.
