Sold listings in Alton stayed consistent from last year to this year with the exact same numbers for both the month and year to date totals. 8 new listings came on the market last month in Alton while 8 closed ending the month with a days on market average of 74 days, 114 days quicker than March 2020! Properties are selling much faster than they were last year and for higher sales price. The media sales price in Alton jumped $196,500 when comparing the month of March in 2020 to 2021.
Center Harbor
Being the small town that it is, Center Harbor did not have any new listings or listings close last month. In March of 2020, there were only 2 sold listings with a median sales price of $604,550.
Gilford
Gilford saw one of the highest list to sale price ratios and one of the most new listings hit the market last month for all the towns surrounding Lake Winnipesaukee. 20 new listings came on the market while just 6 sold ending the month with a days on market average of 28 days. The list to sale price ratio YTD for 2020 to 2021 jumped 3.97%!
Laconia
35 new listings came on the market in Laconia last month, one of which was our listing at Lot 3 Timber Lane that went under agreement in just FIVE days! 19 properties closed ending the month with a list to sell price ratio of 103.42% a 5.65% increase from March 2020!

Meredith had the lowest days on market averages in March out of all the towns surrounding Lake Winnipesaukee ending the month with just 13 days! 10 new properties came on the market last month while 8 went under agreement.
The median sales price increased $75,150 for the month of March in 2020 to 2021 but the sold volume decreased $340,200.
Moultonborough
Behind Gilford and Laconia, Moultonborough had one of the highest number of new listings come on the market in March with a total of 15.
9 listings closed, 1 of which was our listing at 74 Summit View Dr that closed for $5k over asking and went under agreement in just 4 days! We had the luxury of representing both the buyers and seller for the property.
Tuftonboro
Just 3 properties closed in Tuftonboro last month, half of March in 2020. The list to sell price ratio also dropped 4.25% ending with 93.73%. The average days on market jumped significantly from 67 to 250 because on a property that finally closed after sitting on the market for an extensive amount of time. Though most of the numbers in Tuftonboro decreased from 2020 to 2021, the volume sold increased by $1,324,000 when comparing March's.
Wolfeboro
Along with Laconia and Gilford, Wolfeboro had one of the highest list to sale price ratios ending the month with 102.44%!
11 new listings came on the market while 5 closed bringing the days on market average to 19 days. One of the properties to close was 175 York Rd, a beautiful home we had the luxury of representing the buyers on that closed for $257,000.
